OK guys, its working!!!! YEAH!!!! Last problem turned out to be an open resistor / bad solder joint on the address bus!

This raises another debugging rule:

'one is never enough'

=> Have multiple copies of the same hardware.

And then Murphy's Law comes into play:

'the first one you debug will be the bad one'

=> Every damn time too ;)
